Owego Historical Renovation Design Competition

 
Design Competition involved the replacement of afire damaged structure at 200-204 Front St that occurred in June 2000. Mr.Ninnie owned adjacent building next to the void created by the fire. Mr. Ninnieconstructed a BIM model of the proposed structure. The building information model, provided real timefeedback on the cost and payback period of a variety of potential LEED or CHPSstrategies including water use, insulation efficiency, glazing performance,etc.
 
Using the BIM data a variety of requirements such as Total recycled materials with quantities, calculations, rapidly renewable materials with cost total value calculation, Plumbing fixtures with object list calculations, Landscaping and parking use with site area calculations, Roof area with surface calculations, and Area of mechanical and solar panels with objectsurface calculation all were obtained from the BI Model. All these parameters were then analyzed andadjusted for LEED compliance and energy cost effectiveness to provide the foundationfor a practical cost effective project.
 
Project had multi use planned commercial officespaces on second floor and basement. Restaurant on 1st floorand basement, residential apartments on the thirds floor with roof topobservation deck. A Historical mural was proposed on the west wall displaying200 years of Owego and Tioga county history in front of the viewing glasscurtain wall. The building site and Mr. Ninnie buildings are on the National Registerof Historic places. In fact the entire Front St. downtown area including the residentialzoning along Front have been placed on the National Register as an overlayzone.
 
Design was won by another firm. But the assemblyand production of the detail of the presentation underscores Mr. Ninnies commitment to BIM providing a comprehensive and detailed project assembled in minimal timeproviding an in depth look at not only the architecture but engineering.Structural, mechanical and electrical systems. These systems can be analyzed and alternatives examined to find the most cost effective foundation to build upon for design developmentand working drawings.
