The program for this space included a call center, a creative and collaborative environment for graphic designers and the admin that coordinate it all, as well as, a breakroom that doubles as a conference room and an executive office. The space itself was a pretty unique shape and much of the existing features were to remain. Some changes were successfully negotiated with the building's Architect.

Interestingly, this building is considered a non-conforming building and this makes dealing with the city and the code more complicated than a simple ground up project. Certain upgrades and/or a certain percentage of the budget for tenant improvements must be allocated to bringing the building more in line with current code regulation. The area for the restrooms is bound on either side by the elevator and ventilation shafts. While it seems like there should be a larger number of restrooms due to the occupancy and square footage of the space and the original restrooms had more stalls than the current configuration, this arrangement accommodates handicap accessibility code and therefore is the Architect's choice for the final submittal.

Also, modular furniture suppliers do not mean that the design has to be boring. The snaking 120 degree desks not only liven up the space, but are also a much more efficient use of space than the original suggested  standard plus sign configuration we started with.
