The project of a small apartment building, which is located at the intersection of Evropeyskaya and Medicheskaya streets in Berdychiv, Ukraine.
MASTERPLAN
The main entrance is located in the center of the house from the side of the street. The entry of commercial spaces also looks out onto the street. There is also an entrance to the house from the side of the private courtyard (there are children's and sports grounds, recreation areas). A temporary parking space is located at the main facade of the building.
VOLUME
We created a building with typical floors, which were adapted to the specifics
of the location:
1. Narrowed the first floor to increase adjoining territory.
2. Since the site is located next to residential buildings, we checked their insolation. In order not to reduce the insolation time of nearby residential buildings, we partly cut off the volume of the two upper floors of our building.
3. We moved the contour of the building deeper from Medicheskaya Street to provide the possibility of placing guest parking lots, a fire entrance to the building. Also it makes possible to form a canopy over the entrances to the building.
BLOCKS
The ground floor of the building is given to commercial spaces (shops, cafes, pharmacies, etc) and the entrance space for residents. From 1st to 6th floor there are typical floors with layouts of apartments with 1, 2 and 3 bedrooms. The 7th and 8th floors have individual original layouts.
PLANS
On a typical floor we designed 50% of one-bedroom apartments (all one-sided; including studios), 37% two-bedroom (two-sided) and 13% three-bedroom (with access to all sides). Built-in balconies can be used as a fire evacuation exit.
On the last two floors there are three-bedroom apartments, studios and small two-bedroom apartments with terraces.
FACADES
The surrounding environment mostly consists of old brick buildings and we didn't want to break the visual line. So, we decided to finish the first two floors in brick.

The project budget did not include large expenses for facades, that’s why for the other floors we used a solution with plaster over insulation. This gives a good heat saving to the building and some plastic possibilities for the facade with painting. We separated the upper 2 floors in gray color to visually lighten the height of the house. The middle part (from the 2nd to the 6th floor) was made in two colors: mostly white and grey.

In order not to break the composition, black framed windows and air conditioning baskets were installed.
